How turnover cost per clean is calculated

Hosts usually know the cleaner's rate and stop there. The real cost of a turnover is three or four lines, and the one that decides your profit is cost per booked night.

1. Cleaner pay

Pay a flat rate and that is the number per turnover. Pay by the hour and it is hours × rate, so a clean that runs 45 minutes long costs you real money. Log actual hours for a month and you will know which property eats time.

2. Linen, consumables and extras

Linen is the laundry or hire cost for one full change of beds and towels. Consumables are toilet paper, soap, coffee, bin liners and the welcome pack, averaged per turnover: take a month of restock spend and divide by the turnovers that month. Extras covers breakages, stain treatment and small repairs. Cost per turnover is the sum of all four.

3. Cost per booked night

Divide cost per turnover by the average nights in a stay. A $140 clean after a 2-night stay costs $70 a night; after a 7-night stay it costs $20. This is the number that tells you whether a minimum-stay rule or a higher cleaning fee pays more.

4. Fee minus cost

Cleaning fee charged minus cost per turnover shows what each clean adds or takes from your margin. If it is negative, the break-even fee is your cost per turnover, rounded up. Multiply by turnovers per month to see the monthly gap.

Enter every cost and price ex GST. The GST switch shows prices, fees and takings with or without GST; costs and profit always stay ex GST. Set the rate to 0 if you are not registered.

Replace the defaults with your own numbers and the results update as you type.
